  1. Check your built-in water softener

    If your water heater comes with a built-in water softener, it will require regular maintenance. Keep it salted to prevent mineral build-up. Otherwise your water heater will start making noises when being used, or it could stop working altogether.

  2. Have your well water screened

    In-ground water can get contaminated by microorganisms, nitrates, or sulfates. To avoid health issues, get your well water screened every year. Shallow wells will require more frequent testing. Most municipalities do free water screening. If yours doesn’t, you can send a water sample to the nearest laboratory.

  3. Check your humidity levels

    Humidity, particularly in the basement, can be a sign of future problems. High levels of humidity can cause black mold, mildew, and structural damage when left unchecked. Too little humidity, on the other hand, can lead to cracked wood and peeling paint.

    Humidity levels between 30 to 50 percent are ideal. To check, simply use a hygrometer.

  4. Do annual termite inspections

    An annual termite inspection will set you back about $100, but it will save you thousands in the long run. This will help you spot pests early and take corrective action before an infestation gets out of control.

  5. Have your fireplace cleaned

    If you have a fireplace, have it cleaned by a professional chimney sweep. Regular cleaning will prevent the build-up of creosote, a residue from past fires that can potentially cause house fires. Gas fireplaces should also be checked for debris.

  6. Keep pipes from freezing

    Water expands when it freezes, and this can lead to burst pipes and water damage. Keep your pipes insulated, and disconnect your hose from the outside faucet. If your faucets are prone to freezing, let them drip slightly, since running water doesn’t ice up. Set your home’s temperature at 55 degree Fahrenheit when you’re away.
